Architectural Control

The Architectural Control Committee (ACC) coordinates with homeowners about exterior changes or additions to homes or property. The committee ensures that proposed changes are in line with the conditions and restrictions of the HOA covenants. (Section 2 of Article VII in Amendment 3 (amend-3.pdf) specifically addresses the ACC's standards.)

Before starting an exterior home improvement project--such as a fence, dog run, swimming pool, deck enclosure, retaining wall, hot tub, gazebo, or other structure--you must submit a written plan to the ACC, which shows construction specifications of the proposed change, such as location, materials, shape, and approximate cost.

Please describe your project using the Project Review Request form (be sure to download, as this is a fillable form!) and email the completed form to:

To give the committee adequate review time, please submit your plan at least 14 days before starting construction.

The ACC will review your plan, and, if it finds the plan is in line with the HOA covenants, will notify you of its approval. Pending any required county building permits (see below), you are then free to begin the construction project.

If the ACC finds a problem with your plan, you and the committee must agree to a workaround or design modification before you start construction.

The ACC does not review your plan for building code conformance. You are responsible for getting all required county building permits and ensuring the project meets applicable building codes.

County Building Permits

Platte County requires building permits for projects in the unincorporated areas of the county, including Timber Park. Permits are required for construction, renovation, moving, demolition, structural alteration, or change in the use of a building or structure affixed to the ground.

You are responsible for (a) determining whether a building permit is required for your project and (b) obtaining the building permit. The ACC does not review your plan for building code conformance. According to Platte County zoning codes, home improvement projects that require a building permit include, but are not limited to:

decks or porches
swimming pools (in-ground and above-ground)
room additions
driveways
